STRAUSS & PARTNER Deutschland and Munich Hotel Invest GmbH form joint venture and acquire development site at Frankfurt Airport
German Hotel Invest I GmbH & Co. KG just acquired the Alpha 1.4 development site of 2,900 square metres near Frankfurt Airport from the property company Grundstücksgesellschaft Gateway Gardens GmbH. The property is located in the western section of Gateway Gardens, directly next to Alpha Rotex building which houses the headquarters of DB Schenker, and within walking distance of airport Terminal 2. The concept is to raise an airport business hotel in the 3- to 4-star segment.
The building is to extend over a gross building area of around 12,000 square metres, and is expected to have 288 rooms along with generously sized conference facilities. The hotel will focus on the domestic and international conference and business clientele. The joint venture project is also supposed by certified under the DGNB Silver and LEED Gold sustainability standards, as this represents an in-house standard of STRAUSS & PARTNER. The detailed planning was done by the Berlin-based architectural firm of Guder+Hoffend Architekten. The partners STRAUSS & PARTNER and die Munich Hotel Invest act as developer.
“We are currently going through the planning application process, and assume that the planning permission will be approved in spring 2015. This would make April 2015 a realistic date for the start of construction as planned. We rely on proven project partners like Guder+Hoffend Architekten and contractor PORR Deutschland GmbH with whom we have collaborated for many years,” said Christian Berger, Managing Director of STRAUSS & PARTNER Deutschland. Dr. Kerstin Hennig, Managing Director of Grundstücksgesellschaft Gateway Gardens, welcomed the signing: “Our concept global business village places a premium on urbanity and quality. This and the excellent international transport links here have played a key role in the talks with Strauss & Partner and with Munich Hotel Invest. The sale and development of this property takes us a step further in the ongoing evolution of Gateway Gardens into a vibrant urban district.” With a projected gross floor space of 700,000 square metres on an estate of 35 hectares, Gateway Gardens counts among the largest developments of any airport city in Europe.
Frankfurt's new district straddles the region’s key transport arteries: Frankfurt International Airport, Germany's largest airport railway station, and the busiest motorway interchange in Germany. After 2019, Gateway Gardens will also be integrated in the city's urban railway system. Since the completion of the first building in 2008, more than 30 percent of the area has already been sold. The combined workforce of the companies now domiciled here adds up to more than 4,500 people.
Colliers International Hotel GmbH facilitated the property sale.

Background Details on Gateway Gardens
Gateway Gardens is a “Global Business Village” in the European heartland, and with a projected gross floor area of 700,000 sqm on an estate of 35 hectares one of the largest developments of any airport city in Europe. In October 2014, Gateway Gardens became the first commercial quarter to be certified with the DGNB Gold Certificate for sustainability. Until 2005, Gateway Gardens was a residential area for the families of US Air Force personnel working at the former US Rhein-Main Air Base. Since then, the compound has become not just a quarter within Frankfurt's Airport City, but also a new district of the city proper, billed as Frankfurt-Gateway Gardens. The driving force behind Gateway Gardens is the joint commitment of Fraport AG, Gross & Partner Grundstücksentwicklungsgesellschaft mbH, OFB Projektentwicklung GmbH, and the City of Frankfurt am Main. In the years since the completion of the first building at Gateway Gardens, which was the catering plant of LSG Sky Chefs in 2008, 30 percent of the area has already been sold. The combined workforce of the companies now domiciled here adds up to more than 4,500 people. By the end of the marketing drive, that number will have grown as high as 18,000 people.
